Residential

New investors frequently start out in the residential rental market. It’s easy to see why: the residential real estate sector is huge and still growing. According to the Federal Reserve, the value of the U.S. residential real estate market surpassed $45 trillion in 2025. Residential real estate refers to any property bought and lived in as a dwelling, whether by owners or tenants.

Many kinds of properties fall under this category — townhomes, duplexes, multi-family buildings, single-family homes, and more. Single-family rentals have become especially sought-after in recent years as lifestyles and demographics continue to shift. Because of this, single-family home investing continues to be one of the top choices for new investors.

Commercial

Commercial real estate includes properties used for business or income-generating activities. This category encompasses a wide variety of properties, including office buildings, retail spaces, restaurants, hotels, resorts, and healthcare facilities.

Many investors are drawn to commercial real estate because of its potential for stronger returns and long-term leases. That said, commercial properties usually demand a much bigger upfront investment than residential properties, which can be a major hurdle for first-timers.

Industrial

Although technically a subset of commercial real estate, industrial real estate is unique and often used for very specific purposes. Examples range from manufacturing plants and warehouses to distribution centers, food processing facilities, power plants, and R&D parks.

This type of real estate is generally divided into Class A, B, and C categories, based on location, age, and facility condition. Industrial leases are typically long-term arrangements that can be very lucrative. That said, acquiring industrial real estate — like commercial property — can get expensive, especially in high-demand markets.

Land

Land makes up the fourth type of real estate investment worth knowing. Land is often purchased in its raw or vacant state so investors can develop it or profit from resources found on or under it.

Land is commonly leased for agricultural work, timber production, mineral extraction, or recreational purposes. Raw land carries significant speculative risk, but when conditions are right, leasing it can be a source of consistent income for investors.

Because there are so many paths to take, many investors narrow their focus to one specific real estate category. For newcomers, focusing on one niche can be beneficial, helping build expertise before moving into other real estate types.
